Stamp Duty Rates 2026/27
Stamp Duty Land Tax (SDLT) is the tax you pay when buying property in England and Northern Ireland. The rates were updated in April 2025 and remain in effect for 2026/27.
Standard SDLT rates (home movers)

Buy-to-let / Additional property surcharge
If you're buying an additional property (buy-to-let, second home, or holiday let), you pay a 5% surcharge on top of standard rates (increased from 3% in October 2024).
First-time buyer relief
First-time buyers pay no SDLT on the first £300,000 of properties up to £500,000. Above £300,000 (up to £500,000), the rate is 5%.
Company purchases
Companies (non-natural persons) buying residential property over £500,000 pay a flat 17% rate.
